Property Manager – Mid-Rise Residential

Recruiting For Less – Our client, a Toronto real estate firm, is looking for a Property Manager to work within a portfolio of mid-rise residential buildings. All properties are located in mid-town to downtown Toronto.

Operations & Maintenance:
• Develop and maintain preventative and corrective maintenance schedules and oversee maintenance activities.
• Manage contractor activities for goods and services including preparation of tender documents, tender and bid analyses, negotiating best possible terms and preparing contract documents and monitoring sub-contractor performance as per process and procedures.
• Conduct routine site inspections to ensure that the physical aspects of the community are within the company standards regarding the market ready units, grounds, curb appeal, risk management/safety requirements, cleanliness, and general appearance and implement corrective measures as necessary.
• Oversee all operations of mechanical systems: HVAC, cooling towers, chillers, plumbing systems, and pumps and all preventative maintenance routines.
• Visit the properties on a regular basis to meet with current or potential trades and tenants, to evaluate the state of the property, determine needs and meet with on-site maintenance personnel.
• Participate in inspections conducted by various authorities (Fire department, Health and Safety, Risk Management, Environmental, etc).
• Ensure contractors meet contractual obligations able to meet deadlines and work with minimum supervision.
• Familiarity with tenant fit up, construction practices and completing capital expenditure projects on time and on budget
• Process Accounts Receivable (collection of rents, application of all rent through EFT/PAP and cheque deposits and reconciliations as required). Liaise with tenants and accounting department regarding accounts receivable matters and ensure all accounts are paid on time.
• Process Accounts Payable (purchase orders, invoicing, tracking and monitor utility accounts payments).
• Issue legal forms and notices, representation at Landlord & Tenant Board hearings

Qualifications:
• Certified PM is an asset
• Proficiency in Yardi and asset
• 5 years experience in property management with a focus on a commercial residential portfolio
• Excellent knowledge of HVAC , plumbing , electrical systems
• Drivers License
• Knowledge of the Residential Tenancies Act and LTB forms and filing procedures
• High level of computer proficiency in a PC Windows environment (Word, Excel, and Yardi property management programs).
Compensation:
• Salary: 40 – 60k, Gas, Phone
• Vacation: 2 weeks
